OLIAS (Olias Homes Ltd) is a boutique developer and construction company holding a Class A building licence, specialising in villas and apartments on the Paphos coast. It was founded in 2017 by civil engineer Charis Hadjimitsis, who entered the Cyprus construction market more than two decades ago, and focuses on projects with a small number of units.

The company designs, builds and sells its own developments in Sea Caves and Peyia, Geroskipou, Tala, Kato Paphos, Anavargos, Coral Bay and Chloraka, and also offers a bespoke design-and-build service. Its first signature development, Olea Residences in Peyia, designed by architect Andreas Vardas, won Best Luxury Villa Development in Cyprus at the Luxury Lifestyle Awards 2026.

Through a network of trusted partners, OLIAS helps buyers with Cyprus permanent residency. Its website is available in English, German, Russian and Greek.
