For example, in Limassol buildings are not allowed to exceed 5 floors, while in the suburbs they are not allowed to exceed 4 floors. Similar rules apply in Paphos: in the city center, the height of buildings should not exceed 4 floors, and 3 floors in the suburbs. The construction of high-rise buildings is allowed on the southern coast, in the central part of Nicosia and Larnaca.

An interesting point: according to European standards, no basement is allowed in any type of building. The distance between buildings is also strictly regulated in order to distribute the sunlight evenly. The same applies to the construction of buildings near the sea: no closer than 100 meters from the coastline.

  • Cyprus Building Code (CBC) – a document that reflects the rules for building construction and safety requirements.

Eurocodes and their function

Eurocodes are a system of European standards introduced in the construction industry of Cyprus in 2004, after the Republic joined the European Union. These standards establish technical safety parameters that guarantee the strength, safety, and fire resistance of buildings.

Eurocodes are not mandatory for all member states of the European Union. They are recommendations, not hard and fast rules. Construction companies use the Eurocodes as additional guidelines to ensure safety based on national standards. To date, less than 40% of the Eurocodes have been successfully implemented in EU countries.

The use of Eurocodes in Cyprus has contributed to the design and construction of more environmentally friendly, safe and energy efficient commercial and residential buildings.

Technological requirements

Any project in the territory of the island state must be built according to the general TCP standard, so developers:

  • Prefer natural materials such as wood, glass and natural stone;
  • Follow the traditional Mediterranean style;
  • Adhere to building height standards;
  • Use light colors for the design of exterior walls.

Requirements for building structures are reflected in the CBC:

  • The frame structures of the objects are made of reinforced concrete or stone to ensure maximum strength and reliability;
  • The thickness of external brick walls is 25 cm;
  • The thickness of sound and thermal insulation walls made of polystyrene foam is at least 5 cm;
  • Plastic pipes with electrical wiring are laid under the floor and filled with foam concrete;
  • Wires with a thickness of at least 2.5 mm are used for reliable power supply;
  • To prevent condensation and increase energy efficiency, all metal elements of the structures are insulated;
  • Highly sensitive sensors are installed to ensure a high level of fire safety.

Important to notice that the use of renewable energy sources is a priority in the country. Solar energy plays a special role and occupies a central position in the island's energy system. Thanks to renewable energy sources, the Republic is the leader among EU countries in energy production – about 9.2%.

Seismic safety

The country is geographically located in a seismically active area. However, in comparison with other countries in the Mediterranean region, strong tremors are rare.

The seismic resistance of buildings is regulated by the provisions of the CBC and 8 Eurocodes. The main requirements are durability and stability. Stability determines the maximum amplitude of shocks that an object can withstand, and durability refers to the moment of maintaining its stable properties.

In Cyprus, three seismic resistant constructions are used for buildings, which are able to absorb the energy of underground shocks:

  • Tempered masonry walls;
  • Deep foundations with wells;
  • Use of reinforced bars or concrete blocks.

Despite the low probability of earthquakes, the government carefully monitors compliance with European seismic standards by developers.
